Construction underway for 128 new living spaces in Mainz neighborhood
Mainz to Build New Eco-Friendly Residential Quarter
The city of Mainz, in partnership with the state of Rhineland-Palatinate and Wohnbau Mainz GmbH, is set to begin construction on a new residential quarter in Mainz-Bretzenheim by 2026. The project, which was initially planned to start in 2022, has been delayed by one and a half years due to negotiations with the land and the COVID-19 pandemic.
The residential quarter, located on the "Vor der Frecht" street, will be built on the site of the former State Plant Protection Office. The site currently belongs to the Mainz University Fund and is partially built up, with the General Directorate of Cultural Heritage (GDKE) using the existing building as a depot.
The new residential quarter will consist of 128 new rental apartments, with two, three, or four rooms each. A significant portion of these apartments, approximately 30 to 40 percent, will be offered as subsidized housing. The apartments will be arranged in three- to four-story buildings, grouped to create three courtyards.
The architect responsible for the planning of this new residential quarter is Tilman Weyel. The buildings will prioritize ecological aspects, featuring green roofs, climate-resilient planting, rainwater retention, and the preservation of existing trees. Energy supply will be via district heating, with the existing line on the Koblenzer Straße being expanded.
An underground garage will make the area car-free above ground. A neighborhood café is planned at the end of the quarter, and a care service may also move in.
The Building Committee will decide on the further developed draft for the building control plan on Thursday evening. If the process runs smoothly and the building permit is granted promptly, the groundbreaking could take place by the end of 2026. The official building permit application is expected to be submitted in January or February 2026.
The project plans were presented on September 18 by Baudezernentin Marianne Grosse, Wohnbau-Geschäftsführer Roman Becker, Ortsvorsteher Manfred Lippold, and architect Tilman Weyel. The completion of the residential quarter is targeted for the end of 2028.
After the decision by the Building Committee, a public display of the plans will follow, during which citizens can submit their suggestions. The construction period for the residential quarter is planned to be two years.
In addition to the residential quarter, a new building for art and cultural assets of the Mainz State Museum, the State Archaeology, and the State Heritage Conservation is planned on the remaining third of the site. The existing building will be expanded by a larger stone hall.
