FDP advocates for a fresh approach in acquiring the land for the paper factory

The Free Democratic Party (FDP) has proposed a plan to redevelop the former paper mill site in Dillweißenstein into residential housing. The site, previously an industrial hub, has been identified as a suitable location to help alleviate the housing shortage in the city.

The FDP's proposal has progressed to the negotiation phase, involving discussions with various stakeholders such as local government authorities, environmental agencies, and potentially the current site owners.

Key negotiation points include land use permissions, zoning changes, and community impact assessments. The FDP is advocating for a balanced approach that promotes sustainable development while preserving the community character. Input from local residents and civil society groups is being sought to address concerns related to traffic, density, and green space.

Infrastructure support, including roads, utilities, and public amenities, will be essential to accommodate the new residents. Environmental remediation may be necessary if industrial contamination exists, with negotiations addressing funding and responsibility for cleanup.

Monika Descharmes, spokeswoman for the FDP faction, has stated that the FDP is prepared to invest "a good million" in the development of the site, even if it results in a "small minus" in the city's budget. She has also suggested that the value of the site should be set lower due to the current economic conditions.

The FDP is prepared to accept an absolute upper limit of 1.3 million euros for the purchase of the paper mill site. However, a feasibility study shows that the allocated funds are unlikely to be earned back, potentially leading to a loss. Despite this, Descharmes has stated that a return of 44 percent on the purchase price is "not a bad deal" for the current owner.

The sale of the paper mill site to a Viennese investor has reportedly fallen through due to the investor's failure to pay the real estate transfer tax of 675,000 euros. The current status of the paper mill site is vacant as a result.

Hans-Ulrich Rülke, chairman of the FDP faction, has stated that they are ready to support an offer to purchase the paper mill site in Dillweißenstein. The FDP is hopeful for a swift start to negotiations to enable a quick decision in the city council. If the negotiations are successful, this project could mark an important step towards addressing the housing shortage in Pforzheim.
