Exciting wooden construction ventures continue in Berlin, with a new project emerging in the district of Friedrichshain-Kreuzberg.

Wooden construction, named "House One," is erected on Holzmarktstraße

In the heart of Berlin-Friedrichshain, a new architectural landmark is set to emerge. Known as Holzturm, the 60-meter high building will be constructed at Holzmarktstraße 25, reflecting the vibrant, village-like structure of the existing Holzmarkt area.

The project, named "Haus Eins," has received the green light from the district assembly in January 2022, with a broad majority in favour. The Swiss Stiftung Abendrot owns the site, and a 75-year hereditary building right contract was signed with the "Holzmarkt 25" cooperative around eight years ago.

The ground floor will cater to the public with gastronomy and retail offerings, while the second to fourth floors will be animated by tenants who will bring the Spreeblick terraces to life with public traffic and events. From the fifth floor upwards, space will be allocated for cultural, creative, and social businesses.

The top floors are intended for public use, continuing the tradition of the internationally renowned club "Bar 25" by housing a new club in the basement. The new building is expected to function as an architectural break and innovative driving force on the site.

Wood construction remains a popular trend, with over 23% of single and two-family houses constructed with wood in 2020, compared to around 21% in 2019. The wood to be used for the Holzturm building will come from national sources and not be imported internationally. However, the increased demand for building material wood will not make project financing any easier.

The specific construction costs for the project in a few years cannot be estimated due to the currently rising wood prices. The project is to be financed through contributions from the approximately 120 cooperative members and a loan from the environmental bank.

No concrete date for the start of construction has been set yet. The Holzturm, with its 16 floors and innovative design, is set to become a significant addition to Berlin's ever-evolving skyline.
